Pomport Pigeonnier (DORPEY-318)

Set high up in the heart of the vineyards around Bergerac, close to the village of Pomport, the property is a charming pigeonnier - built in 1340 - with uninterrupted views right across the Dordogne valley, countryside and surrounding vineyards towards the historic site of Montcuq where the 100 Years War started.

Being part of a small estate set in 11 hectares, guests have the advantage of using the grounds and large lake for their own use, and of course the stunning views.

On entering the property via a private driveway, the pigeonnier is set to one side of the main house. The large garden is mainly laid to lawn with colourful flowerbeds encompassing the property and an interesting selection of mature fruit and other trees providing pockets of shade.

The large lake is set below and boasts an abundance of wild life to watch and enjoy. The terrace alongside the tower overlooking the stunning view provides an ideal spot for al fresco dining. The gardens and terrace provide both sunny and shady areas throughout the day.

The property is comfortably furnished and equipped to a high standard. Its elevated situation, combined with several French doors leading from each of the rooms to the garden, means it is delightfully light and airy.

This property is set amongst Bergerac wine terrors. Wines, vineyards and winegrowers with 9 different wine routes including the world renowned Monbazillac wine and the beautiful Monbazillac Château are only minutes away from the property. Also close by are many Michelin star restaurants including the Tour de Vents. It is ideally situated to explore the Perigord Noir, Sarlat and Périgueux to the east; Bordeaux, St Emillion and Castillon (place of the end of the 100 Years War) to the west.

There are regular markets close by including at Bergerac, Issegiac and the popular night markets at Eymet.

There is a small Carrefour supermarket, bakers, butchers and charcuterie just 5 mins drive away at Sigoulès, whilst large supermarkets and hypermarkets are to be found 10-15 minutes away.

- Less then 20 mins from Bergerac airport;
- 1.5 hours from Bordeaux airport/TGV station
- 2 hours from Brive airport;
- 2.5 hours from Toulouse airport.
The entrance door leads into the kitchen/dining room with terracotta floor tiles, rendered walls and picture window overlooking the garden. A round dining table and chairs sit beneath a large contemporary painting whilst at the kitchen end a good range of solid wood units incorporate dishwasher, electric oven and hob.

To the left of the kitchen a door leads into the charming sitting room with exposed stonework and beams, tiled floor, TV and wood burning stove. The furnishings are a mix of antique and contemporary. The general decor throughout makes use of light colour schemes and there are many thoughtful touches which add to the charm of this property.

Also on the ground floor is the large fully tiled shower room with shower, vanity unit, WC and washing machine.

From the sitting room a wooden staircase leads up to a study area/library with exposed stonework and beams, wooden flooring and picture window overlooking the garden. Also on this floor is the very large double bedroom with double aspect windows overlooking the views beyond, wooden flooring, beams and light rendered walls.

All in all a delightful property, set in a very tranquil location with stunning views, yet close to the main town of Bergerac with its many amenities.
